1981 Jeep CJ7 Value

Hey guys,

Im looking into buying a 1981 jeep cj7 with the 258 with a 4 speed. Engine runs strong and the trans seems tight. It has a rust hole right above the driver side rear fender flare that is about the size of an index finger and some paint bubbling in front of the passenger side door top hinge. It has a small oil leak that looks like it could be from the oil drain plug. The frame is solid, it has one patch but no rust. Floors are solid and the tub is rhinolined. It has yj springs and 37s. I know its all relative but what would you guys value a vehicle like this?

In NC, it would be worth 4 to 5 K. Fix the leak and patch the holes and it could go for $6k. The tires are a big part of the value being so high. It also reduces the number of interested buyers. I wouldn't want one with tires that big.
