2005 JGC Rear Center Seat Belt Replacement

I recently bought a 2005 Jeep Grand Cherokee Limited 5.7L. It appears the rear center seat belt was pinched near the anchor and has ripped, I tried searching the forum on replacement but could not fund aything.

Does any body know how hard this is to replace? Does the seat backing need to un-zippered and taken off or can this all be done from the top?
