Mechanical issues (power locks and wiper motor)

HI, I have a 2004 Grand Cherokee and have a couple annoying problems:

First: The driver side power door lock doesn't always work when the Jeep isn't running. Sometimes it works but sometimes it doesn't do anything when I hit the switch. When it is on, however, I have never had a problem.

Second: My rear wiper makes an awful noise when it wipes. I assume the motor needs replacing but I am not sure since it seems to run just fine.

Any ideas?
