thanks, I'll have it in hand when I go over there to raise hell on Monday. They also low-balled my deposit return possible amount by 50.00. I have the lease agreement on that one. Then they also paid the last 1 day I was there ( 48.00) out of my deposit when I paid it myself. Most I'll probably be able to get after those 2 items is the 100.00 cleaning deposit since they didnt give me a final walk through...

You can have them document whatever you want but your own set of pictures of any deficiency will save your butt more than anything else will.

Also you need to send a letter to the rental agent for anything you need attended to during your residency and keep a copy in your rental file. If it ain't in writing, it didn't happen. You can use that to your benefit along with the pictures and get just about anything taken care of that needs to be done.

Fortunately for us a few times we knew and followed those rules after learning the hard way. Our last deposit was refunded in full to the tune of 14-1500 dollars on day 22 because we knew the rules and didn't bother the landlord beforehand. I walked in requested the check and denied his request to split paint work and cleaning "out of the kindness of my heart" as he put it. I had the file with me with the before and after pics showing that it was better after than before and a copy of the code section showing what happens on day 22. I collected and left.

Well regardless of the outcome I'm pretty pleased with where I'm at now. Cheap rent, gorgeous house, my own spot in a 3 car garage and my dog has a playmate. Did I mention cougar?

Yup. I've had two really cheeky landlords living down here try to stiff me on my deposit. One was an attorney. I got my money back. Lol both times the place was in better shape moving out then in. Three words: documentation, documentation, documentation. If possible, make all contact with property management/owner via email. It really helps.

Ha! Similar thing happened to me on the second round. Property owner tried to stiff me with partial return a few days post the 21day period. She was totally oblivious. Sometimes it's worth patiently waiting :-)
