Advice please 92 4.0 wrangler

To all . In need of some advice reference my 92 wrangler.

I've had the beast since last year and she's done right by me. However, I have some Motor problems.

Blow by. Quote me if I'm wrong but typically that means that the piston rings need replaced.

I've replaced the upper seals. But need to replace all lowers plus rear.

When I let out on the clutch it makes a dull rattling sound. I believe that may be the throw out bearing.

The oil on the valves constantly gunks up and coagulates. Is this caused by the blow by possibly?

It takes a good 10 minutes of driving (regardless the weather condition or temp) for the motor to warm up. I believe that it may be the thermostat.

Any suggestions are appreciated.
I don't know whether it would be more cost efficient to purchase all parts my self and piddle around with it. Or take it to a shop and have it rebuilt to include cylinders bored and oversized pistons. Thanks for reading guys.
