New to the jeep world...HELP!

I am looking to buy a jeep and have one in mind. Here is what I know:
2001 Jeep Cherokee Sport
119xxx
4.5in lift with 33s (good tread)
new drive shafts, front diff just regeared, yolk slip eliminator, snorkel, ball joints good/tight steering.
its been in some serious off roading before
seller wants $4000

THE BAD: after running it smells like something is burning (mechanic said gear oil). The tranny fluid is discolored. Coolant leak. valve cover leak.

tranny shifts smooth and engine is strong. im just looking down the road.
