Looking at a 97 TJ

I am brand new to the Jeep world so I could use some advice. Looking to buy my first Jeep and do not know a whole lot about them yet. I am looking at a 97 TJ Sport w/123000 miles and no AC (a little worried since I am in Savannah, but it will be a second car). I drove it today and it seems to run good and shift (auto) smooth. It's not the cleanest Jeep in the world, but looks decent. The guy will take $5500 and I may be able to get him down to $5000. I am going to think about it over the weekend and have my mechanic look at it on Monday. The jeep is in Savannah, but I pulled a carfax and it has spent some time in NY, so I am worried about rust. I will try to insert a pic. Any input or advice is greatly appreciated!

1997 was the first year of the TJ, I know they have made some changes, but nothing major if I remember correctly. 5K seems to be about right, hard or soft top? any extras? or is it completely stock? Stock might not be bad as that will probably mean it has only seen highway miles with little offroad. No AC is a bummer, but if it is only a second car nothing to worry about. Good idea having a mechanic look at it. Ask for any paperwork on maintenance.

I passed on that first one, but I am making an offer on one today. 97 sport with 130000. I had it throughly checked. Engine and tranny are good. Never been lifted, completely stock. It needs an exhaust manifold on one side, right rear main bearing, seal and axle (too much play), possible a radiator, new sway bar link, rear brakes, valve cover gasket and a good tune up. We think the motor has been rebuilt. Runs very strong. Body is in great shape with no rust. He is asking $5000 and I will get if he takes $4500.
